What Do You Do When Emotions Run High??

Emotions seem to be running high with buyers and sellers these days.

I state the obvious when I say the market is tough out there. It can be brutal sometimes. And this has pushed levels of frustration, sensitivity, and even anger to a new high.

Sellers don't understand how a buyer can't see the value of the work they've done to the house over the past several years. And buyers wonder how the seller can't see that the dated carpet and knicked up counters need some attention.

How can I help my buyers and sellers--and quite frankly me--keep these emotions in check?

Perspective

I'm not sure I have a definitive answer. But I do think it's important to remember we look at things from a perspective other than our own. Sellers have a different perspective than buyers and vice versa. And if we all have the same goal in mind -- to close the deal -- it is likely we'll have to step out of our shoes and into someone else's to make that happen.

When you know the amount of blood, sweat and tears that went into updating those cabinets, installing the new floor, or painting those 10 foot walls, in your mind, the value of your house just went up. But remember -- updates that were made 10, 15, 20 years ago likely need attention again.

When you know that you will want to replace the worn carpet, install updated counters, and refinish those scratched hardwood floors, in your mind, the value of the house just went down a little. But remember -- there's a difference between updating and repairing worn or broken things versus changing something to suit your personal taste.

Bottom line -- both the seller and the buyer want the same outcome, which is to close the deal. Looking at things from a different perspective might just help you achieve that goal.

 

 

 

Go Ozaukee and Washington County Home Sales!!

Every month I send out a newsletter to my current and past customers, and this year I decided to include some local home sales statistics in each issue. And each month I'd hold my breath as I generated the reports from my local Multiple Listing Service (MLS) program, hoping the numbers would show some positive activity.

Suffice to say...the month of June did NOT let me down. Take a look!

In Ozaukee County, the number of single-family homes sold (closed sales) jumped to 72, up from 50 in May. Condo sales jumped from 10 in May to 17 in June and 1 two-family unit sold -- one more than in May!

The average days on market for single-family fell from 130 to 126 for single-family and from 194 to 130 for condos.

Now let's take a look at Washington County:

The number of single-family homes sold in the month of June in Washington county was 99, up from 76 in MayCondo sales also saw an increase going from 24 in May to 27 in June. Four 2-family units sold in June up from two in May.

And how do the average days on market fare? Single-family went from 118 in May to 112 in June; condos went from 113 to 106; and two-family units went from 288 to 94!

I don't have to tell you how tough things have been for everyone lately -- job loss, rising gas prices, falling home prices...

But I like to think that the increased homesale activity we've seen in our area is an indication that there is light at the end of this tunnel. I have to believe that.

I know it will be awhile yet before the housing market is "back to normal," but these numbers, along with the increase in traffic through open houses and a growing number of private showings, indicate to me that the public's confidence is growing -- even slightly -- and that better days are ahead for all of us.
