Just So You Know...You Won't Be Making Much Commission on This One

A couple of days ago I received an email out of the blue from a buyer I met at an open house about four or five years ago. When we first met he had just started looking, and I think he had decided it wasn't the right time for him to buy. So we lost touch; I didn't do a good job staying connected to him, so to receive this call from him is flattering, to say the least.

He said he's looking for a house, has a few he saw on the internet he'd like to see, and would like to buy something sooner rather than later.

Then he told me that I wouldn't be making much commission on this sale. Huh???

He explained that he really wanted to stay close to $100,000 and possibly buy more of a dream home down the road. Do I still want to work with him? He said he realizes real estate agents don't make much on a $100,000 sale so wanted to be sure I was okay with this.

He reminded me of a comment I had received from another buyer the previous weekend. That buyer called me asking to take a look at a fixer-upper I had listed. When we met at the house, which was listed at $103,000, he told me he called because a friend of his in the business wasn't returning his call. His girlfriend quipped it was because this is "only" a $100,000 house.

I will never understand that mentality of not wanting to work with a "$100,000 buyer." I will be the first to acknowledge that if that is the only price point an agent works in, it will take many, many sold units to be able to keep up with the bills.

But at the same time, these buyers need my help just as much as a $200,000 or $500,000 buyer does. So if they can demonstrate to me that they are serious about and commmitted to buying a house, you can bet I will work with them. Hopefully one day they will call me when they are ready to move up to something bigger or maybe they have a friend or relative who needs my services.

And besides, I was a $100,000 buyer several years ago. To think an agent would have thought less of me because of my price point -- well, I don't ever want someone to feel they're any less important than someone who may qualify for a more expensive home.

10 REASONS NOT TO STAGE YOUR HOME

This is probably the best explanation I've ever read about the importance and benefits of staging your home for sale. Perhaps one of the best things any seller can do, especially in today's market.

Home Staging1.  We want to test the market for 90 days.  And on the 91st day?  Price reduction--and 90 days worth of potential buyers who have already eliminated your property. 

2.  It costs too much money.  I have never seen a home where the staging costs would have exceeded the first price reduction.  And that doesn't even factor in the monthly carrying cost of the home. 

3.  We can't stage the house, we're living in it.  One common misconception is that staging is only for vacant homes.  Every home/condo can be staged, and you can actually live in it after staging.   

4.  We didn't have to stage any of the other properties we sold over the years.  Yes, once upon a time you could generate three offers by 5 p.m. on the same day your Realtor put the For Sale sign in your yard.  Not now.  Buyers are picky and they have a lot of homes to choose from. 

5.  Everyone loves our house so buyers will love it, too.   What you, your friends and relatives love about your house may not be what today's buyer wants.  Sellers are often baffled by the feedback they get after showings--amazed that buyers have found things they don't like about the property. 

6. We can clean the carpets and declutter without someone telling us how.  Yes, you can (and should) do this, but it is a tiny piece of staging.  Do you know what separates  "clutter" from "asset"?  And what about all the other things that staging encompasses, like traffic flows, highlighting architectural features, updating, and appealing to your target market?

7.  We have no desire to remove/change our _______________ (wallpaper/mirrored tile/gold faucets/paneling/dated light fixtures . . .).  And neither do buyers.  Better to keep your home or be ready to sell at a deep discount. 

8.  The view alone will sell this place.  Then why many months later are these great view homes/condos still on the market?  Could it be that buyers want something to go with the view--like a comfortable, move-in ready home?

9.  We would rather let the buyers makes their own paint/flooring choices.  And that equals a price reduction.  If buyers do make an offer on your home they will double or triple the cost of these items and reflect that in their discounted offer price--which includes a deduction for the inconvenience. 

10. Our home is professionally decorated.  A professionally decorated home is tailored to the owner's particular needs.  Does it work for the new buyer's needs?  You could see #1 above . . . .

These are all great reasons--

  • for price reductions
  • for extended time on the market
  • for buyers not coming to look at your home
  • for buyers not coming back for a second look

There are dozens of reasons not to stage, but only one good reason to stage--getting your home sold faster for the highest possible price.  Staging is preparing your home for sale and creating a home that buyers want to buy.  If you want to be in the best competitive position in this market today, consult with a professional home stager before listing your property for sale.

Goodwill Plans to Come to Grafton!

Goodwill is hoping to open a retail and drop-off location in Grafton! If all goes as planned, the store should be opening in June, and will be located in the former Sears building on Wisconsin Street, just a short distance south of Highway 60/Washington Avenue. This is a great addition to the community as this will be the only location in Ozaukee County.
